Staging FAQ’s…
Why should I invest money in a home I am trying to sell?
*U.S. Housing and Urban Development reports that a staged home will sell, on average, for a 17% higher price than a home that is not staged.
*The New York Voice reported that the average number of days an un-staged home is on the market is 30.9 verses 13.9 for a staged home.
*According to a National Association of Realtors survey, homes that sold after being on the market over 4 weeks, sold for 6% less than homes that sold within the first 4 weeks on the market.
The statistics speak for themselves; staged homes sell faster and for more money. Not preparing your home to sell and allowing it to sit on the market and become stale will lower your sales price. Do not leave money on the table, your home is your greatest investment and you should get the return you deserve.
Why do I need to hire a professional stager? Can’t I do it myself?
Most home sellers cannot view their home objectively. Their home is comfortable to them, so they do not see the need to change things that could be less than desirable for someone else. If you don’t see objectively, you can’t package effectively. Sold On Sight Staging can get your home into it’s most marketable condition for selling. We will manage your project from beginning to end and have the expertise to deal with any challenges that may arise. If you are the true “do-it-yourselfer” we can create a “Top Ten” priority report tailored to your home to place your focus on the changes needed for a successful sale. Sold On Sight Staging will take out the guess work of where your home improvement dollars will be most effective.
Can’t buyers just look past my style and picture what they could do with the house?
In actuality, only 10% of buyers can visualize the potential of a home. Leaving your home in “as-is” condition will help sell the competition that is “move-in-ready”. When buyers walk through a home and start preparing a mental to-do list, they are turned off. When they walk through a home and make a mental list of all the things they love, they emotionally connect with a home.
Will staging increase the time it takes to get my home on the market and create more selling headaches?
On the contrary! Most staging can be completed in a few hours to a few days. There will be those times when a little extra is needed, but be assured we are in the business of a quick turn around. You can relax knowing that you have done all the prep work needed to get your home in market condition. And with such a beautiful home to offer, you will sell quicker, which means a much shorter time that you will have to endure open houses and constant showings.
I have already moved and my home is vacant. Do I still need staging?
YES! People don’t buy houses, they buy homes. It is very difficult to highlight the beautiful aspects of your home without staging to direct a buyers’ eyes to specific focal points. When a room is kept empty, buyers focus on the negative details. In addition, without furniture there is no frame of reference, rooms look smaller and sterile. Often bonus space may turn into wasted space when a buyer cannot visualize what to do with it. Don’t leave them guessing, because it will only distract from them considering the purchase of your home.
